What Should Self-Employed Buyers Prepare Before Applying?

Self-employed income can absolutely qualify — the key is preparing the paperwork before you need it.

Typical documentation to have ready

Self-employed applicants are generally asked for more documentation than W-2 employees — commonly personal and business tax returns across multiple years, a year-to-date profit and loss statement, and business bank statements. Requirements vary by loan program and lender, so confirm your specific list early rather than assuming.

How business income typically gets evaluated

Lenders generally look at your net income after business expenses and deductions, averaged over a period of time, rather than your gross business revenue. This means large legitimate business deductions that lower your taxable income can also lower the income a lender counts toward qualification — a tradeoff worth discussing with both your tax preparer and your loan officer well before you plan to apply.

Timing matters more for self-employed applicants

Because documentation review can take longer and because income averaging often looks back over more than one year, self-employed buyers generally benefit from starting the preapproval conversation earlier than a typical W-2 buyer would.

The tradeoffs

  • Maximizing business deductions can help at tax time but may reduce the income a lender is able to count.
