What Can Go Wrong After I Am Pre-Approved?

A preapproval reflects your situation at the moment it was issued — and a few common changes can affect it.

Preapproval is a snapshot, not a guarantee

A preapproval is based on the income, credit, assets, and debt information available at the time it's issued, along with the lender's guidelines for that loan program. It's a genuinely useful signal to sellers and to you, but it isn't a locked-in promise that nothing can change before closing.

Common things that can affect financing after preapproval

New debt — a car loan, a large credit card purchase, even a new credit card opened for a store discount — can change your debt-to-income ratio and affect your approval. A job change, even a positive one, can require additional documentation or, in some cases, complicate qualification if it changes your income structure (for example, a switch to commission-based pay).

Large, undocumented deposits into your bank account can also raise questions during underwriting, since lenders need to verify that funds used for closing aren't in the form of undisclosed debt. And the property itself matters — issues found during appraisal or inspection can affect the loan even when your personal finances haven't changed at all.

What to avoid between preapproval and closing

As a general practice: avoid opening new credit, making large purchases on credit, changing jobs if you can help it, or moving money between accounts without documentation, until after closing. When in doubt about a financial decision during this window, ask your loan officer before you act rather than after.

Frequently asked

How long is a preapproval good for?

This varies by lender and loan program, and preapprovals are typically re-verified closer to closing. Ask your loan officer for the specific validity window and what documentation may need to be refreshed.

Can my interest rate change after preapproval?

Unless you've locked your rate, market rates can move between preapproval and closing. Ask when a rate lock makes sense for your specific timeline.
