Loan Options
No single loan program is universally best. Here’s what actually changes for you with each one.
Conventional Financing
Conventional loans are not backed by a government agency and are underwritten to guidelines set by conventional loan investors. They can offer competitive terms for well-qualified buyers and support down payments across a wide range, from low down payment options to 20% or more.
FHA Financing
FHA loans are insured by the Federal Housing Administration and are often known for more flexible credit guidelines and lower minimum down payment thresholds, which can make homeownership more accessible for buyers earlier in their credit journey.
VA Financing
VA loans are available to eligible active-duty service members, veterans, and some surviving spouses, typically without a down payment requirement or monthly mortgage insurance. Eligibility and available entitlement should be confirmed directly.
USDA Financing
This program page is being developed. USDA financing can offer no-down-payment options for eligible buyers in qualifying areas, subject to income and property location requirements confirmed at application.
Jumbo Financing
This program page is being developed. Jumbo financing applies to loan amounts above conforming limits and often involves different qualification and reserve requirements.
Investment Property Financing
This program page is being developed. Investment property financing generally involves different down payment, reserve, and underwriting expectations than a primary residence.
