NC Mortgage Guide

FHA Financing

FHA loans are insured by the Federal Housing Administration and are often known for more flexible credit guidelines and lower minimum down payment thresholds, which can make homeownership more accessible for buyers earlier in their credit journey.

May be worth exploring when:

  • Your credit history is still developing or includes some past challenges.
  • You have a smaller down payment available.

May not be the best fit when:

  • You have strong credit and a solid down payment, where conventional financing may cost less over the life of the loan due to differences in mortgage insurance.

Questions worth asking

  • How does FHA mortgage insurance work, and when (if ever) does it go away?
  • What property condition requirements apply to FHA-financed homes?
